Some of these can be used as tools to amend unfavourable clauses within your lease (including reducing the rent).

Service charge clauses and calculations are long and complex. These costs can often be incorrectly charged, mis-apportioned or come in over budget. We can undertake a review for you and dispute the service charge liabilities paid if they are incorrect.

Thorough Commercial Advice Saves Client 32.5% on Rent

A hedge fund client occupies offices on Brompton Road instructed me to provide rent review advice when their landlord triggered the rent review clause in accordance with the lease and requested a 40% increase in rent, based on a transaction in the building. I conducted a full review of all of the relevant comparable evidence in the same building and similar properties nearby. After lengthy discussions with the client’s landlord and presenting the report detailing the rental value of the properties at review, I successfully agreed a minimal increase of 8.5% in rent.

An International retailer instructed me to review the service charge liability of a number of properties in their portfolios after receiving excessive service charge statements. Following extensive reviews and calculations, I found a number of errors and initiated discussions with the landlords agents. This led to a total saving in excess of £30,000 for the client.
